Overwater Villa
An overwater villa in the Maldives is a villa built on stilts over the lagoon, with a deck and a ladder that drops you straight into the water. This page lists 44 resorts that have them, from North and South Malé Atoll, a speedboat ride from Velana airport, to Baa, Raa, Ari and the far north and south by seaplane or domestic flight. They average 9.2 out of 10 across 11,632 guest reviews, and 23 of them also sell villas with a private pool. I pick by what lies under the ladder, not by the photo. Before choosing a resort, choose a side. Villas on the west arm of a jetty face the sunset; the east arm gets the sunrise and, on many islands, calmer water. The wind side matters more than the view: the northeast monsoon blows from about December to April, the southwest from May to November, and the exposed side then has chop under the deck and spray on the glass. Ask which arm faces away from the wind for your dates. Then ask what is under the ladder at low tide: knee-deep sand, seagrass or live coral within fins' reach. The transfer decides your first day. Seaplanes fly in daylight only, and the last flights leave between about 2 and 4 pm, depending on the resort and the operator's schedule. Land in the evening and you sleep in Malé or Hulhumalé. Checked luggage on a seaplane is usually capped at 20 kg, plus 5 kg of hand luggage. For a late arrival, the speedboat resorts of North and South Malé Atoll are the safe choice, and Baros, Huvafen Fushi and OZEN Reserve Bolifushi are among the closest on this page, all within about 35 minutes by boat. Families should read the small print first. Many Maldives resorts keep under-12s out of overwater villas or ask parents to sign a waiver, because the deck opens onto deep water with no fence. That is why I steer toddlers to the beach side of Sun Siyam Iru Fushi, a 52-acre island in Noonu with 221 villas and a separate family pool, or of One&Only Reethi Rah, whose island has 12 beaches. Teenagers who snorkel are another story: at JA Manafaru in Haa Alifu, Kuredhivaru in Noonu or Angsana Velavaru and its InOcean villas in Dhaalu, the water villa is the point. Some villas go below the surface. At Conrad Maldives Rangali Island, in South Ari, The Muraka has its bedroom five metres under the sea, and the Ithaa restaurant, open since 2005, sits at the same depth. Huvafen Fushi in North Malé has two spa treatment rooms below the waterline. In Noonu, Soneva Jani has water retreats with a slide from the deck into the lagoon, about 40 minutes by seaplane. Anantara Kihavah in Baa gives every villa a private pool and has an underwater restaurant. These answer the searches for underwater or floating villas; nothing on this page actually floats. Baa Atoll is the choice for mantas. Its UNESCO biosphere reserve includes Hanifaru Bay, where mantas gather roughly from May to November, with no guarantee on a given day. The bay is for snorkelling only, five boats may enter at once and each visit is capped at 45 minutes. Four Seasons Landaa Giraavaru, which works with the Manta Trust, is about 15 to 20 minutes away by boat. The Nautilus, Dusit Thani, Vakkaru and Milaidhoo complete the Baa list. Next door in Raa, The Standard, InterContinental Maamunagau and Adaaran Prestige Water Villas are seaplane resorts too. South Ari is where whale sharks are seen all year, and six resorts on this page are in that atoll. Constance Moofushi, the top score on this page at 9.9 from 301 reviews, is all-inclusive, as is Lily Beach. V Villas at Mirihi, Diamonds Athuruga and Diamonds Thudufushi complete the South Ari choice, with Conrad Rangali. Further out, Nika Island in North Ari, Filitheyo in Faafu, The St. Regis Vommuli in Dhaalu, and, in Gaafu Alifu, The Halcyon Private Isles and the adults-only Mercure Kooddoo need a seaplane or a domestic flight. North Malé Atoll has the largest choice on this page. Summer Island has the most reviews, 1,288, and OBLU SELECT Sangeli, Centara Ras Fushi, Sheraton Full Moon, Grand Park Kodhipparu, OBLU NATURE Helengeli, Jumeirah Olhahali, Coco Bodu Hithi and Adaaran Select Huduran Fushi are all reached by speedboat or a short seaplane hop. In South Malé, Naladhu Private Island, Niva Velassaru, Embudu Village, Adaaran Prestige Vadoo and Adaaran Club Rannalhi are 15 to 45 minutes from the airport. All 44 resorts have a house reef; ask how far the drop-off is from the end of your jetty. My verdict: an overwater villa is right for couples, honeymooners and confident swimmers who want to step off the deck at dawn and snorkel before breakfast. It is wrong for families with toddlers, for light sleepers bothered by boats along the jetty, and for anyone landing after the last seaplane who will not accept an overnight stop in Malé. For mantas I would book Baa between May and November; for a short transfer, North Malé; for the deep-water novelty, Conrad Rangali. Coral and shells stay in the lagoon: taking them home is illegal.
